Buy and hold strategies seem to be the most popular and the easiest found deals right now.

The west end is much more attractive to us, not the most ideal area but I believe it will be popular again soon.

And unfortunately, the places that I have connections to are along the coasts, aka NOT popular turnkey areas. 

Was looking for a home to rent he mentioned he cannot find any good tenants they keep flaking on him, hes a busy man as it is being an owner of a very popular restaurant which i frequent, he mentioned if he cannot find a tenant that his last option would be to sell it // In my mind i think look up comps in the neighbor hood to see the value of homes offer him a lower price than market value (really low) expect a counter offer if any.
