I think I would consider this area if I got a property right next to Camelback resort, like literally on the mountain maybe, but other than that it seems iffy.

When your insurance company drops you, goes belly-up or leaves the state, you may have to go with state-backed Citizens Insurance, "the insurer of last resort," which provides terrible coverage.

We have also had a big growth in STR interest as we are more of a laid back resort town than the busy go-go-go you find in Phoenix.
