This is not a way that you can increase rent, and I don't think you can increase requirements that would cause a financial burden (research that if it's something you'd want to do...i.e. collect a deposit for Pets or Smoking if they never paid one) again....you need to research those before implementing in your area.I do like the idea from @Kelly N.     

This would be a bit challenging due to having pets and not being able to work down there (which, while financially not rewarding would be a great step for my career in language teaching).

There is a higher likelihood that I will allow units to sit vacant longer rather than do something like work with a pet owner.

She should not be placing her health or that of her child at risk wasting time trying to solve a problem that is not her fault.
