Most properties are very under rented and don't perform well unless rents can be increased.

Will a property manager perform due diligence on a property?

The ONLY way you (the investor/homeowner) gets screwed is IF you do not perform the proper paperwork, i.e. lien releases upon each payment.

Will perform minor cosmetic updates, increase rents.

I use that term because I'm fully aware of the license requirement for a Property Manager.As a Maintenance Coordinator the individual would be responsible for coordinating any work to be performed. 

For ME (and hopefully at least one other person) allowing myself to accept the idea of being mediocre to be an acceptable person has freed my thinking to expand where I see those top level performers.

If it will be a while before the next student rental cycle, get the house, get it rehabbed, then put a tenant in it at a reduced rent (if necessary) and with a shorter lease that gets you to the next cycle.Or, if you're getting kinda close to the next student rental cycle, ask if you can stretch out the closing date to lessen the time you have to hold the property.

I recently had a client that went through this - the local permitting office required that a GC come out and inspect the property and perform any required work, and then they would inspect the addition.
