I'm having a hard time thinking about how myself could buy property to flip with OPM.

None of these people would need the money back in less than 5 years. 

You need to have a property under contract that meets a buyers criteria or you can start networking with investors and find out their buying criteria. 

Many who see “owe I can buy or invest as a note” will immediately assume it’s backed by real estateThat is not always the case.

@Patricia SteinerThis property has historically been a nuisance property….the place people go when they get kicked out of their other place.

It's possible that they heard a little bit too much from the fair housing commission and are now considered a "professional tenant"Usually these people will not listen keep withholding payment, and take advantage of the system as much as possible.

Some were innocent victims , crime on average people , others were criminals on criminals .  

Alternatively, if more time is needed, then they could pay you a fee to sell them an "option contract" to buy the property at a set price within a given time period.
