Also, you can talk to park managers and/or owners and mobile home dealerships who may be able to give you more information and point you in the direction of other investors they work with in the area. 

Trying the secondary market it appears that we would need to hold the property for at least 6 month, would have to settle for 75% LTV ratio, and may not be able to finance under the LLC name.The question... would we be out of the ball park for when trying to finance the property on a 30 years note, Fixed rate, under the name of the LLC, and on a 80% LTV ratio? 

Also, putting something on paper looks more official and helps do your bragging for you.

I was thinking about using the 203k loan to rehab a quad and owner occupy.There are a few in the city (College Park and Clarkston) for around 200-250k.
