Realtors are not the people to find your next deal. you should be looking for off market opportunities.

This let'd me have some liquid cash for any other RE opportunities in my new location, whether it'd be for personal use or otherwise.

Sunny Isles is still competitive down here, but there's more condo inventory online now than before so that should help you for sure! 

There are more opportunities for seller-financed deals in the larger unit counts because many of those owners/operators acquired the property that way themselves.

They may even have a website that shows zoning, etc. you can read minutes online too and see what attorneys represent developers consistently 

I am not a real estate investor by any means, but was referred to Bigger Pockets by a friend of mine due to an interesting real estate opportunity I may have in front of me.  

We would hear of folks from the WSL for instance and quietly place them when we had a vacancy/opportunity.   

I am currently looking online to learn how to move forward there. 

However, you can find properties in the Yaupon section of Oak Island, on the second row, that are located outside of the Special Flood Hazard Area, which lessens your operating costs due to not having to pay for flood insurance (link to online map here). 

It’s so easy to get shiny object syndrome in real estate - there are just so many ways to have opportunities.
