Having a P/C license sure help with the whole process--as an expert in insurance industry is one thing I'm not worry about when insuring a project. 

I am looking to purchase a home and do a little bit of house hacking in the process.

I just found 290 people in the need of help that are in the process of foreclosure.

I see how this is part of the due diligence process  and that the seller can provide the most accurate numbers. 

In other words, you will not have time to process your pre-approved mortgage through a lender (which will take 30-60 days)..

The list has gotten so large though and I'm so busy with day-to-day deals that I need to put a system in place -- beyond periodic phone calls - to stay in front of these people and be there when then time comes.Have any of you put a process in place that you've found to be successful?

Set a list of 'punishments' for each stage of the process that you don't achieve. 

My realtor and I have been scouring the Minneapolis market and we're in the process of potentially securing additional properties (if the price is right).  

Remind her that she will be charged every day and if she is not out today, you will begin to start the eviction process on top of the daily charge, which will go on her record.

Right now I am in the process of learning about what real estate is about, every day learning something new and very exited to take this journey.
