I use the Honeywell 9000 wifi thermostats.They are color touch screens and have numerous levels of control that can be locked out if you choose.I can set it to email me if temp or humidity is out of range that I set.Never had any calls about knowing how to use these.I set a range in the preferences to allow temp in a range.

One is completely urban, while the other is rural/small town.

Good morning @Haney MallematThe way I  screen my properties is a specific rule I have used numerous times here in northern jersey where prices far surpass the ability to use the rules on BiggerPockets. 

The zoning is "Urban Neighborhood-UN" with single family zoning. 

Additionally, in talking with numerous assessors, they do not agree on the methodology to be used in calculating FMV.  

Plus there is a more suburban feel to the properties and a lot of people prefer those over urban feels.Over the last few years, the only markets I've known to do well with turnkey MFRs are Chicago, Philly, and now Baltimore.

There are numerous rules around how many properties you can identify in your 45 day window. 

I have run into this numerous times in Burbank.
