Flip and Hold Analysis

Hello, 

If you are reading this, you have probably evaluated a deal for a flip or buy and hold. I am just starting my analysis of deals as practice and I am in need of help to make sure I'm very conservative. I'm reading BP's "The Book on Rental Property Investing" and have pulled some numerical ideas from the book. I live in central IL and think I have a great deal but would like to have someone review it and maybe look at the property online. I have not seen this property in person yet. I would like to start looking at properties but I would like to have a quick analysis on paper before doing so.
