I have about 2 years until my possible separation and I am basically asking someone to point me in the right direction, somewhere I can learn the industry and the basics I need before I dive straight into this.

On 5/15 made offer on short sale home for listing price that was advertised as b of a approved price.5/15 went home that night and home says pending bring backup online.On 5/19 got a call from Realator saying that the sellers were out of town and our offer would be presented today.

I just made an offer last night and the guy wanted me to break down all costs.

I asked why he was selling and he said he does all the property management himself and wanted to cut down of his rentals and live off the sale and cashflow from the remaining.I drove home excited because I felt this was it and I was going to make him an offer that night.

If I sell I can go ahead and dive into that and keep the equity.  

I realized it was not my passion - my night, weekends, and conversations with friends was always centered around 'real estate'.

Hey everyone,Just recently started diving into real estate investments and was wondering if not being able to rent out your property is a common problem?

$120/night for a room in a suburb is not going to translate into the occupancy that you project.

(I was just doing so myself, last night.)

Though I appreciate and respect the apprehension, I'm more of a "dive into the research, get to know the area, and then invest" type of person.
