You will find cap rates reflect the perceived risks.If you can setup systems to navigate the risks, it can be highly lucrative.

Our decision to move forward will depend, to some extent, on the cost of potential repairs.If anyone has encountered comparable issues during escrow or has navigated negotiations considering plumbing repairs, I'd greatly appreciate any advice or experiences you can share.

My guess is that these properties are in areas with too high a crime rate etc. to make it worth the hassle but maybe some gems to be found if there is someone with experience managing those properties and being able to do well by rigorously screening tenants / knowing the area street by street.
