Tenants are responsible for infill and maintenance of infill, landlords usually are responsible for the building, roof, HVAC, electrical to the meter or breaker box (and the tenant can replace the breakers) flooring/floor covers and plumbing.

They aren't much more expensive and they seem to carry all the oddball stuff that the big box stores won't carry because there isn't enough demand.
