I know it can be done, I've seen models like this work before.

All you have to do is develop your own investment model (Inputs, Actions and Outputs) based on what makes you feel comfortable. 

All my deals there just involved paying back dues to close while the owner was in possession but being threatened.

Our model is buy and hold real estate through pure rentals, personals turned rentals all being class A properties so smaller margin but lower expenses.This site has tons of great sources.

We follow the southwest airlines models, we have smaller profit margins but have smaller expenses at the same time.Everyone has a their own niche and way to success. 

Momentum is gaining and this model is proving successful for me.

Not sure if this model works today but it worked then.

They use those in models homes a lot here in southern California Wood look Ceramic tile it comes in all different colors.

Niche model would be student housing since we some of the top colleges in RI from Brown University, Rhode Island college and Providence College and many other ones not listed.   

One option is for you to regain possession of your property in a legal manner (get an attorney for this who specializes in landlord-tenant law as others have said) and find new tenants or sell.
