If they don't, sometimes, local code enforcement will come in, check the conversion, and be able to determine when it happened from the building materials used.

This allows us to make sure the contractor is paid for the materials / expenses then occur throughout the project while withholding their "profit" until work is completed.

Composite materials can last 20 years with no maintenance.

The general contractor proposed $13k for the whole roof replacement with IKO material (can upgrade to Timberline HDZ for $500 extra)  and 10 yr transferrable workmanship warranty.

@Jack Orthman I didn’t like a lot of it but if you want to be more efficient and think systems and outsourcing and not be the mule running the mill the rest of your life it has good mindset shifting material

I rarely tough newly originated seller financing because the loan is overpriced.

The most desired place to live imo currently for having tenants with a desire to stay with is going to be west midtown. you are correct in that Atlanta it is tough to find MFH.
