The main point is that you can sift thru hundreds of blogs,videos ,how to,s and have plenty of community members ,from the new to some very experienced and successful members You can have your deals analyzed, legal questions answered,wholesaling,marketing almost any topic that you can think of. 

BP has been a big part of that, and we've only scratched the surface of the resources here (podcasts and blogs, mainly).So we're excited about starting out!

Funny the main reason I did it this way is because a sibling asked to move with me with her 2 children because she knew I had the space.

However, overall I am not sure by seeing that the number of commercial places I am seeing at present - even in high end areas - are not being leased, mainly because of the asking price I am assuming?

My main focus is wholesaling and I am looking to connect with other investors in the area.

If it were vacant I would put around $10k into it right away to cure some issues (mainly cosmetic like flooring, paint, add dishwasher, refinish deck and maybe new tub.  

Make sure to listen to all the BP podcasts, read the articles on the main blog and be active in these forums to learn a ton very quickly about any topic in real estate you want to know more about.This is also a great place to meet people that can be assets to your business.

We also fix/flip @ 5 properties or so a year, but buy and hold is our main focus.
