Because of this I would most likely not have enough income to get approved for a larger loan needed to buy a multiunit.I live in California, and multi-units within the area and neighboring counties are more than I could qualify for on a loan(4k plus).

We learned the very hard way over the last two decades that even purchasing Sub2 won't rescue a dog of a deal!

Should I wait another year to file a full year of my salary based income and be able to qualify for a larger loan to purchase a Multiunit?

Goal:Determine the "Break-even" cost of having one additional adult (and dog) live in our home. 

The last thing we want is for cars or trucks to land on us, our kids, dogs or house.More importantly I hope the actual property line is what the maps suggest and that we’ll be able to build a block wall on that property line.

(Larger house, private beach, family friendly) or diversify in “type” and maybe do the opposite....maybe aim for the couple travelers instead and get a smaller place in a hyper convenient location (right by downtown, restaurants, etc)Any thoughts appreciated!

As a bird dog, how can I ensure that the wholesaler/investor I am bringing deals to, are not taking them for themselves and not paying a fee to myself once I bring them the deal?
