In early 2015, I committed to myself that I was going to get in the game for real after about a year of study.

I've definitely studied the heck out and have people to run numbers by but to be honest I think that my biggest weakness will be coming across like I don't know anything about the multifamily game because I have no experience with it. 

The modifying language ("by prescription," "properly executed," "valid and legal") creates ample opportunity for for lawyers to challenge the deed or the sale. 

It gives me a chance to see if what I have been spending my time studying is sticking and if I am becoming more familiar with all the terminology used in RE. 

Study all your processes. 

The city told me that it was very possible, but I'd have to apply/pay for a re-zoning study in which the city may or may not approve.  

Right before we stopped providing them we did a study on the previous 3 years of work orders and found out that 24.8% of our work orders were appliance related and we bought all new appliances.  

Breaching a lease is a legal, not a moral, issue and your lease language did nothing to protect you, irrespective of why the tenant is moving.

Can someone confirm if this is standard language/practice?  

They offer great tax planning as well as any type of cost seg studies that could be deemed necessary.
