I assume you are going to redo the kitchen, even then I still believe $1,100 to be slightly optimistic. 

Small timer here.

As an example, if you have a house that has a good foundation, new roof, good HVAC, nice kitchen, and nice bathrooms, you're going to pay a lot less per square foot than if you need to replace or repair those big ticket items.

Instead, put in a switch with a timer that has buttons to run the fan for 10, 20 or 30 minutes.

It floats, it is durable, it is easy to install, rated for bathrooms and kitchens, as well, and best of all it is $1.69/sf at HD.  

The last option would be to just rent it as a single unit with a kitchen in the basement.What have some of you other landlords done in this scenario?
