Mathematically, it doesn't matter if you have this done with one loan that you held for 365 straight days, or 2-3x on shorter-duration loans as you outlined above.To make that more intuitive, even if you reinvest 3x a year... each of those investment periods will only be for less than a full year, right?

If a city or county will not allow a drive thru or it has to be behind the building or some other weird requirement the tenant will likely balk and not want to do the deal.That site might have to be some other type of STNL property to make sense and get zoning and site layout approvals.There is a lot of risk involved with a non-credit tenant signing a forward commitment for a lease so protections need to be put in place.

I won't make that mistake again - next time we start with the designer before we get to construction so we know what the layout, colors, and materials are going to be.

They have other projects and if the scope of work is large and there are multiple people involved leave a set of plans (eg kitchen layout) in the house.

Is it fair to say that if I approach an architect with ideas for the floor plan and layout (sketched diagram), the price for publishing plans would be cheaper? 

To me, it feels like the seller has something to hide but I have very little (basically none) experience in real estate so I'm relying on intuition.
