If the tenant is a good one and creditworthy, then having another one with a similar profile may increase your security (an extra income to pay the rent).

Hi @Kevin BookerAs Ryan Dossey alluded to above, the first thing you should do is flesh out your profile and start looking on the marketplace for potential lenders.

I think most investors do it because they don't know any better and/or they just want to impress their friends with the pictures they post on Facebook.

Jerry said he was impressed with my ability to talk to people I didn't know, and offered me a "job" taking calls from someone's mail campaign.  2 years later that turned into a full time job with @Jon Klaus.  

For my specific neighborhood in Manhattan, the minimum was $1520/month for 7% of the available impressions.  20% was $4,055/month, and the supposed "sweet spot" is 40% at $7,700/month.
