I hope this made sense and apologize if I rambled but it is late and I don't have the time or energy to re-edit this post so it makes more sense but hope some people get the point.

I guess my next question, since I don't have an exact deal yet to even propose to a bank, how can I get ahead of the game to lower my "fear" of not be able to finance, and keep multiple options (hard money, VA, FHA, etc.) in the back of my head that I know "hey I know because of this and this that I'll only be able to get x amount of loan from x bank, so now I know the boundaries of what my Deal has to consist of or fall within. "  I hope that made sense and apologize if it doesn't!
