That should answer a lot of your questions, but in regards to getting in trouble for not living there for a year....The servicer would have the burden of proof to prove that you planned on committing mortgage fraud prior to origination.

In our experiences lots of vacancies at the same time aren't the best situation and you might want to think about if you want to push apartments to be vacant in the winter.If they say the rent is less that would be fraud by the current owner who would be claiming higher rents.

Otherwise its fraud, it is no different then renting from a landlord as there is no financial institution involved but you still put it down.If in doubt ask the loan officer and they can advise you how it needs to be filled out.

@Gordon Vaughn the fact that you're talking about average depreciation in regards to SW Atlanta shows that you really aren't very familiar with the area. 30310 was number 1 for mortgage fraud in the whole U.S. in the 2000's.
