I am in Hot Springs Village and do some buy and hold but mostly lending.

We have not gotten any "hot" leads in quite a while but are staying consistent and persistent.  

South Boston is a hot market, but so with price appreciation right now the 2 year holding period the TR is +100% but the COC and Cap Rate are like 3-5%.

It gives you an idea whether an area is hot or cold or somewhere in between.

Account Closed  it would be great for all the OHIO folks if you could get a little more specific in what you see as the correct or legal process of assigning and what is not.Being that OHIO is full of old housing its a hot bed for this activity

The next step would be to work with the Realtor and determine the hot markets, in your County, with the greatest number of sales over the last 90 to 120 days.

I know some New Yorkers who are pretty hot on the Upstate market.  

In that room, they have a hot water heater in one corner, a washer & dryer in another corner, and in a third corner a bunk bed where two children sleep.Obviously, this is room is non conforming, although the property is legally three units.

I really need to know which areas around the beaches are hot in our price range.
