The instructions on the box did say to install a 6 mil polyethylene moisture barrier when applying over slab-on-grade (oddly enough the online instructions didn't mention this, which is why I was so confused in the first place).Long story short, I installed a 6 mil poly barrier in all areas - both over the wooden and concrete subfloors.

So make sure about this part that if the liens are gone or stay.Read the instructions carefully and call the county and ask as many questions you can, also Ofcurse visit the property before purchasing.

Like any aspect of real estate there can be hidden costs.

Always look for hidden value in a property that others may not see.

At my local REIA, a guy recommended using a product called Odor X-it in accordance with the product instructions, and then to apply an oil-based sealer.

Saying the issue of due on sale clause can be completely avoided by using a Land trust is false in my experience.No bank I am doing business with is going to loan you any money using the I am a hidden man stuff you are proposing here. 

In Seattle and WA state,(with hidden criminal records) for example, or just bad luck,  if I should get a LTR gang-banger, or whatever,  he's there forever and you can't get rid of him.

With current market conditions, it's more so about making/creating a deal and discovering hidden opportunities than simply finding one.

Other than that just make sure you give people EXTREMELY detailed instructions for arrival and departure and on how to use everything (even things that seem self explanatory).Best of luck!
