The lower section is completely gutted and I was going to ffer it at 90 cents build to suit.

I gutted/rehabbed all three kitchen and bathrooms and installed new vinyl plank floors.

This is just my insight on the film industry, but still trust your gut when speaking with the tenant.

It seems like I'd be doing pretty well if I found a situation where I'd live free (or very small cash flow if lucky) due to rental income from a property like this.My gut tells me that the cash out refi would be the faster option for getting into the real estate investing game and makes sense due to ability to flexibly hunt for deals and not be tied to the areas I'd personally want to live in, but I'm curious if folks think I'm missing something or if there's another approach/strategy that you might recommend, questions to consider, etc.Very grateful for any views on this.Thanks!
