If you're thinking about a 50 room best western/holiday inn, I would imagine its a completely different story.

Let's say you have a 100 room hotel.

That new couple without kids might prefer a luxurious and romantic space, as well as a larger kitchen or dining room where they can entertain.

But I do understand that having proof of funds is the elephant in the room.  

Ft built in 1983 and the asking price is 135KMonthly Rents: $ 2,475  Annual Rents $ 29,700 Annual Vacancy 4.0% $ (1,188)  Annual Expenses 55.3% $ (16,418)  New Taxes 1.25% $ (1,682) Annual Mortgage Payments $ (6,338) this is a unit in a condo, the condo complex has tennis courts, swimming pool, community laundry room, and security gate (i'm workign on the comps with a realtor)Does that look like an attractive deal finacially?

More of a quaint shopping/dining experience and not the impersonal big-box type of environment.

Some of those shots are only 2-3 seconds long and don't show full rooms just bits and pieces.

So they want money for a motel room or be let out of the lease, or non payment of rent.

People have success at both, but I tend to see them specialize to some degree as the two strategies are quite different (for example, to flip you want it show room nice, but to rent out, the property may already be in rental condition or close to it)..
