I think you're on the right path and your eagerness/action orientation will treat you well... and the universe will (eventually) tell you if you acted on something without enough due diligence.Go get after it!

I bought a 6.5 acre property and built a new 2 bed, 1.5 bath, 3 car garage universally accessible SFH entirely in cash in very rural Maine.

What I Have found is that if you look at a map of Tampa, to the right of highway I275, From Bears Ave down to highway I4, these areas including ( University, University square, Sulphur Springs, parts Temple Terrace, Old Seminole Heights, East Tampa Heights). 

I am looking for cash flow.So I dug around and found many cash flowing properties of around $700 to $1000 Net with 20% down on properties priced at $200k to $350k for duplexes and 4 plexes.I got curious and looked for 5+ units and found one near the university and hospital. 

Purchase price: $200,000 Cash invested: $60,000 Found a 2 bed 2 bath condo located very close to the University of Denver.

It is a 3 bed 1 bath in Detroit for 12K collecting 600/mo. rent near Wayne state university.

My wife and I are thinking about splitting a house, living in half and renting the other half as a STR.We are currently living in South Florida and not super familiar with the different areas and neighborhoods in the Orlando area (specifically around Universal or Disney).I’m trying to learn more about the different zoning laws and make sure what we want to do is legally possible.Any and all advice or tips is greatly appreciated.Also, would love to hear from real estate agents who have experience with these types of investments.Thank you in advance,Sagi
