I’m not an accountant and this isn’t legal advice but if you’re renting a portion of your property likely you can deduct something off your taxes to help offset the income from the rent.

Has anyone found a hard money lender willing to finance properties with a purchase price below $50k?

I have a long term tenant who I inherited when I purchased the property he has always called us whenever there was an issue (A/C not working, Broken window, toilet not working etc) Well last night around 8:30 pm we received a call from him that he called a plumber to remove roots from the sewer line and wants us to pay the bill. 

Makes your property more accessible (at least on the surface).Bad: Has a cost which is not used most of the time.

The property is in great shape near everything you could ask for.

I have googled alot of information but it is hard to wrap my head around this specific subject. - how can i get a rough estimate on how much the properties will offset?

If we have multiple properties, do the properties need to be held under separate LLCs or can they be under 1 LLC? 

I am moving out of the states and I am in a fix whether to sell or rent the property.

My main concern is regarding cost-basis and future capital gains tax when I ultimately sale the property.
