My plan is to take the $800,000 equity I now have in my two unit building, wait until rates drop in the future and borrow against it to purchase a few other properties.

I plan on living in it for at least the first year to qualify for FHA, so it would be in Colorado Springs where I live and work currently.

I'm planning to start renting out my primary residence and would like to quitclaim transfer the deed into an LLC (just me and my wife).

I am considering pivoting to interest only loans with a refi plan.

What is plans with driveway?  

Just be honest and tell her you are planning on selling and want the home vacant, so she needs to move. 

I'm now planning on growing via small hotel/motel projects and overlooked  non-hospitality commercial. 

Option 2 - We currently have ~$50k cash on hand and would plan on saving another 30-50k over the next 12 months.  

@Josh Mac keep in mind that Zillow can be completely unaware of factors that affect value...and some of these factors might not be apparent until you see the property in-person.For instance, maybe someone added a bathroom to the house, and now it's a 3/3, but Zillow thinks it's a 3/2.  ...or maybe the house is right next to a busy road with tons of traffic noise, but the Zestimate is based on nearby houses that are on quieter residential streets  ...or the main floor beam under the house is rotted out--Zillow would never know that...In short, there are a ton of factors that can affect a property's value that Zillow might completely miss.The Zestimate can be reasonably accurate in showing a ballpark value...but, I wouldn't make life and death investing decisions based on a Zestimate...

Big swings are not for me.I was planning to borrow against my investment portfolio at 5%, then invest that money in fractional TDs.
