Then we often time the leases to end in the Summer.....rent in Feburary you might get a 16month lease....etc.I think these days with the shortage of inventory in DFW it would be tough to time the market on a purchase and a rental and think you are going to either save a bunch of money on the purchase or rent for a lot more by waiting for a certain timing.There sure seem to be a lot of expensive rentals on the market right now, so buy as cheap as you can stand in the neighborhoods you feel comfortable with.

I would really like some feedback on what realistic numbers look like for a duplex house hack, as I am struggling to find that unicorn property where everything fits perfectly and I don't want unrealistic expectations prevent me from ever pulling the trigger.To set the stage, I have been looking for multi-family properties for me to house hack into in the Maryland area for a few months.

@Ray Harrell : getting to 75 units is easy: start with 150 units in a F-class neighborhood, then wait a year.At the end of the year, you should have only 75 habitable units left!

If I were you I would just give a good property manager a call and they should be able to give you accurate numbers for specific neighborhoods within their area of expertise.

Out of state investing does have some unique challenges but in my opinion, the two biggest are knowing the neighborhoods well and good property management.

the few that I can think of that turn heads gave hold square shaped signs in front which to me says "business" versus rounded softer signs that look more like housing. just a thought too, a boutique bakery or flower shop could be a good fit as the house could add to a "home baked" or "grandma's house" type of feel. best of luck
