How would I find prepayment penalties on the contract and run the numbers?

Ideally, we would find a coach of some sort that could help us find a deal that works, knows the ropes of the building an LLC. 

I don't know how this works and I can't find anything on their website.

It's less about investing in certain states and more about finding properties that fit within that investment thesis framework.

But unlike the sellers, you may find them through direct networking.

Does anyone know how I would be able to find an address of someone who recently passed away other than driving to city hall and going to public records?

Buying another primary residence, rent our your current home, and then find a place with a walk-out basement where you can rent that to someone else so that you can save more for your next investment.
