So, the house- really nice house, 1500sq ft 2 story Dutch Colonial style, quiet tree lined street with a high % of owner occupants and right down the street from a planned development that is very anticipated and also down the street from the main shopping/restaurant area which is very quaint and well-liked.

I have had a rash of evictions lately for non-payment and it has caused me to look introspectively at what I am doing or not doing when screening these tenants, that may result in me allowing bad tenants to slip through my screening process.Although I own lots of investment property, I wonder if I can't see the forest through the trees.

Its more conservative to consider this as a starting point rather than just the expenses you actually know because it allows for infrequent (new roof) or unexpected (tree falls on the building) expenses.
