So, the house- really nice house, 1500sq ft 2 story Dutch Colonial style, quiet tree lined street with a high % of owner occupants and right down the street from a planned development that is very anticipated and also down the street from the main shopping/restaurant area which is very quaint and well-liked.

I have had a rash of evictions lately for non-payment and it has caused me to look introspectively at what I am doing or not doing when screening these tenants, that may result in me allowing bad tenants to slip through my screening process.Although I own lots of investment property, I wonder if I can't see the forest through the trees.

Its more conservative to consider this as a starting point rather than just the expenses you actually know because it allows for infrequent (new roof) or unexpected (tree falls on the building) expenses.

You'll usually have mature landscaping, larger trees.

those tree's dont' complain they just grow and and grow every day becoming more valuable as time goes on...

If the dollar store move out , what kind of tenants you think I could rent to , dollar tree ?

Lead paint, overhanging tree limbs, septic systems can all be hidden costs.  

You don't want me to drive up and decide there is no reason to go in or to go in looking for additional issues.Just for selling...Thin and trim the trees.
