Family dollar store deal

Hello , my name is Kevin . I has been leaning a lot lately here on BGP . And now is the time I need to take action . So here is my fist Comercial deal , please feel free to give all your thought about this deal . The good , the bad or the ugly is all welcome .....and here is the deal .

Asking $ 850,000

Final offer excepted $650,000

Build in 2009 , all stucco , and glass front ,no metal .

Got 5 years left on fist term , NN .

Cap rate 12%

Location in mid to high income with tracfic count is medium for that town .

Any one experienced on this type of deal ,please let me know if anything I need to watch out for . Thanks and happy investing .
