What's the downside?

FHA is a fantastic lever to get into a property with lower capital up front but the downside is worse cash flow metrics.  

You don't have to go all the way to market, but I don't see a downside in raising the rent here.  

SF NY LA etcAppreciation always surpasses the 100$ your going to make a month in net profit.The only downside is you cant scale.

That's probably the biggest downside to tiny houses.

While alternative options, such as a lower down payment, can be considered, be cautious of potential downsides like higher interest rates and limited repayment flexibility.

Actually, I would have the cost/downside of locking up an interest in the existing property, but I'm ok with that.I just came across this strategy and I'm not sure if it's actually possible.

That is a non-starter for me, unless there is more upside potential on rent from repositioning the property.Seems like duplexes, triplexes and quads are very popular on BP but they have some significant downsides vs single family and apartments. 

I've gotten a few of them back, but always resold at a higher profit and started the clock over.The downside is that over the years some buyers have refinanced and some have sold so my income has dropped from $130K/year to about $45K.

The downside is that when you do the redemption you are paying a lot of money in interest and penalties to the guy who bought it from you.
