Basically you need to find out the market value of the property ARV when it's fixed up.I wouldn't even go look at it without closing docs from this seller and additional documentation from them showing they are who is on the closing docs.

When I'm buying something without the benefit of title and escrow (and I've done it plenty), I know going in that when I go to re-sell, that title will have issues with all my DIY transfers and docs.

The 180 day thing simply means that if your lease option is longer than 180 days, per Title 2 Chapter 5 of TPC then you have to have certain items/verbiage in your docs, and be able to provide the mortgage info etc. to protect the buyer.

It will require almost the complete remodel of a bathroom and replacement of 1000 sq ft of carpet, on top of the 5-20K to solve the basement leak problem.
