I am interested in knowing what I would have to take care of for a tenant such as utilities like water, sewage, landscaping etc.

They've been good so far, early payments, upgrading the landscaping, neighbors love them, few things I needed to fix for them. 

Drought Monitor (the government’s official drought-tracking service) reveal a parched landscape the likes of which the American West hasn’t seen in decades.

I have cleaners, landscapers, handymen, etc. lined up.

Another vote for the midwest, I will chime in for the Indianapolis Market - huge economic diversity, low unemployment, low cost of living, low property taxes, landlord friendly, big investor community. 

From what I can tell the dwelling needs a new roof, front and back doors, new drywall, fixtures, windows, landscaping.

Depending on what you like there are more social options like networking events/ building relationships with local businesses & other sales ppl (insurance, cars, beauty ppl, contractors, landscapers, carpenters, etc.) / marketing with industry partners.

Do some landscaping with them. 

New siding, painted cabinets, new luxury vinyl floors, landscaped, painted interior and exterior.

I am not familiar with those markets- however these are some market indicators to look into;- employment/job diversity?
