Any challenges with the long distance?

I had to turn down an offer to manage a 5 plex yesterday due to distance.

I feel as though there is enough opportunity out there right now, that keeping the money in play shouldn't be an issue (we are actively turning down projects due to our current capital constraints), but once you have the fund raised, that comes with a lot of pressure to get the capital working.So if I am picking up what you are throwing down, you recommend going with many private lenders.

This can be an LLC or other entity and can be established  long distance or online.

A re-pipe runs around $250-500 per fixture plus the main trunk line run cost which depends on the distance.  

It is also harder to learn the market from a distance.

I am thinking of becoming a long distance financial partner for flipping homes- I am getting deployed soon, therefore I want to do some hands off investing while I'm away.
