I'm going to give a piece of advice for you I've discovered recently and I've been doing this for a long time. 

We are in a similar situation.....we are looking to fix and flip and do not have enough capital to feel comfortable venturing into an acquisition...Maybe you can find someone to partner with on your first deal.....Also, if you are a Discover card holder they offer loans to card members at a 5-9% interest rate....

@Oscar Brooks I think what you are discovering is that South Minneapolis is just not cheap enough, and especially west of 35W.

Ok so I discovered BP a few weeks ago and I am blown away by this amazing place!

I haven't discovered where I will hang my license as of yet.

I am excited to have discovered this and no longer have to get crazy looks for always talking about RE to my friends and family!!

If the niece discovered that the house was for sale during a conversation at a family gathering without any assistance from the listing firm (or any other real estate firm), then the seller could argue that the listing firm is not entitled to compensation under their agreement.

Also, I discover more issues that need to be addressed than when I pay someone else to clean, prep, etc.
