We rent single family homes and as of recent we see people apply with a reason I never seen before; they are selling their personal home to cash out; and Milwaukee has only seen modest appreciation this year, will see where we land, looks like barely double digits. 

This is especially true with the digital nomads.

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

Or is it just about meeting some fellow digital nomad investors who happen to be in Playa like you?

We have several fairly large apartment buildings and we have tenants who constantly send us letters that threaten to file complaints with housing authorities for stupid things like they think we are being discriminatory because my wife is Filipina and when we rent to Filipinos they think we give Filipinos special privileges like allowing the Filipinos to do maintenance work on their vehicles.We get all sorts of threats like some tenants threaten to sue because we don't have surveillance cameras.

It reinforces that these platforms can introduce us to one another, but we need to foster relationships and build trust outside them to create business relationships- a digital handshake still requires a human touch.At this point, is your relationship sourcing self-perpetuating because of the initial work you put into creating your network?
