I still think it's too soon to know how much of an impact covid is going to have on the market. 

Student housing property values have been appreciating like crazy the past 5 years, and the impact of Covid-19 might bring some good opportunities to purchase from distressed sellers in need of some quick cash to cover their own financial issues due to the pandemic. 

I for one prefer to invest with logic over trends (albeit to my own detriment from time to time.)Regarding the philly real estate market in the building class C/B market, investors have been buying properties and making deals for slightly above equity gains for the past number of years.

This could have a negative impact on resale value when that time comes.Good luck with whatever you decide to do!

@Connor Coyle I would ask the lender what you could do that would have the biggest impact first.  

Those all impact the rent pretty significantly...that being said, I'd love to rent the place next year for the recommended $2250. 

However, COVID will impact that market very strongly in this next few years. 

A listing agent on a Foreclosure has zero impact on what offer is accepted.
