Reason I can rattle this off - we did the Freddie Mac acquisition financing on the The Rylee Ann Apartments - a 105 unit multifamily deal a few blocks northeast of the Old Wenatchee Bridge (and future Hale Park) in 2019 and have been active in the market over the years.Let me know if you ever need any market data that would help with your planning (CoStar / Yardi / REIS / Axiometrics / Appraisal), rent/sale/expense comps, entry/exit construction / bridge / takeout planning, or stabilized operating budget assistance.

@Roschelle McCoy please post your underwriting here.The best would be to first run a "back of an envelop" calculation of current actual Rents collected which is the income - 50% = your NOI. then take off debt servicing to see if anything left.

Not sure if she could sell it for like $1.00 to me but that is something I will have to figure out down the road...I would essentially be connected to the property by being the property manager and collecting rent as well as doing the tasks of any property manager using my LLC - This would save me from opening another LLC for the partnership and more tax complications.

My first plan was to collect e-mails of nearest businesses like gyms, schools, salons, banks, etc. and sent them bulk offers to install the machine.
