So far I wasn't given any check in/inspection list from the previous owner and wandering what everyone has done in these situations where it looks like the current tenants seem to  have done some damage more than just your wear and tear but you don't have a list to see what status it was in prior.

Similar to how a lot of roofing companies will replace your roof "for free" because they can "prove" there were strong storms within the area and your roof was "damaged" from that.

Document the damage and split pipes with plenty of photos, send it all to your insurance agent, assuming the actual cost of all repairs will be worth making a claim.
