it is quite a process and generally not cost effective-there are services that will sub meter for you for a fee but in that small a complex it usually does not make sense.

Most cost effective would be ideal.  

In my limited experience foreclosing, we had to hire a lawyer and give different kinds of notice to our tenant & then buyer, publish in a local newspaper, and *not* earn several months of rent, plus we had to spend money  to repair damage that the disgruntled tenant buyer caused to a newly renovated property, while on the way out of said property.  

"Unless caused by Landlord, Landlord is not responsible for Tenant, Tenant’s occupants, family, or guests for any damages, injuries, or losses to person or property...".  

But there are, sadly, some people out there who will purposely damage a used appliance at the beginning of their lease in the expectation that they'll get a new one.

The "HGTV Effect" is certainly real.

This also has the effect of slowly improving your tenant pool by adding people with more disposable income. 

The interest charge is negligible 4.75 and it is tax deductible, for a net effect of 3.5% (assuming 33% tax).  

I'm curious to know if anyone has had luck with virtually staging their properties.  The thought is that the potential buyer can walk through the property with the listing pulled up on their phone and have an example ...

In the cases that I am aware of, the S Corp or LLC was sued for damages, and the owner was sued for negligence in management.
