Hi Greg, thanks for the feed back, and yes you are right, now I'm  not a professional landlord, but I've had 2 other properties there one of which I still own one and I also didn't have any problems placing tenants, the principal of the high school there has been living in the one I currently own there for 2 years now, the work being done is pretty much a total remodel kitchen cabinets, bathrooms remodels,replace the sheetroock in one of the bedrooms re-texture the walls, get rid of a gas fireplace, new flooring, painting interior and exterior light fixtures and add a central heat and air and is a 1300 sf 3/2.The people who lived there were just not clean at all and they just didn't care for the property. 

Major termite damage? 

The email stated that the underwriter has assigned an action for me which read as follows: "The shed is in poor condition and needs the following repairs: rotten soffit and fascia, roof replaced and trees at the back cut down to prevent further damage."

So are food, water, and air. 

Just backed out of escrow on a deal I was halfway through for this exact reason - still up in the air on if it was the right call. 

The next day day I get a phone call saying he has to get his painter over to repaint and the deposit will be charged I never add to the charges after a walk through if I missed something I assumed it was on me.Hey Guys,Following our move out inspection today there was not any damage to note and the place was very clean and in good shape.

The bigger threat now (based on the opinion of the only actual epidemiologist I know) is the damage from shutting the economy down.

If your resident is super squeaky clean and you do not see any damages to the rental, then that's great!

So if the house is empty for a week nothing should be needed related to COVID-19 ( https://www.sciencedaily.com/releases/2020/03/200320192755.htm )1 - Regarding filing an insurance claim, if there is damage to be repaired such as replacing all carpets I would yes.2 - I would think the downstairs tenant already knows if the neighbors know they died.
