Killeen is not a good place for building long-term wealth?  I

Since I have to build wealth...I didn't come blessed with it...and have little confidence that the dollar will remain solid for the next 30-years, I think I'll stick with real estate.

If you are an uber wealthy patron who wants a 'statement' building it's not so important but if you are a business person who wants an income property that actually throws off income it is important.3rd How 'buildable' are their designs?

I try to convince them that the long term wealth is in Rentals and they should be focusing on diversifying their portfolio but to no avail.

The problem I see is they are looking for a wealthy, first time buyer and I am looking for a motivated seller.

I echo the others on screening guests for cultural fit.

I agree that I am trying hard to justify this deal simply because of the massive convenience of it, and the long term wealth I think it will build.
