The first idea that crossed my mind with your standard 20% down, finance the balance conventionally is to ask the seller to be in 2nd position for the $100k, and depositing a portion of your $100k in the lending bank as a secured portion of collateral for them that decreases over time.

I plan on cross referencing with cad to see if real property is owned.It's been a good day ,I also made down to the tax assessors office and inquired about a list containing  people that have been delinquent in paying taxes starting at 2 yrs.

Outside is nice..BUT, There is a crack in the foundation and im just crossing my fingers that the home inspection finds it to be a non-structrural issue... other than that, it's in move-in ready condition.
