New windows, whether vinyl or wood, trimmed out creatively and well, to hang together with the the trims for entry door, the garage doors and the (new) deck, will go a long way on visual appeal for that house..

No need to get real creative.

Try posting this in "Creative Financing" forum and use "Looking for Loan ok with Bankruptcy" as the subject (or something to that effect).

You can sometimes creatively plan around the rules, including doing cost segregation selectively.However, generic advice like what you quoted is never helpful.

Would love to see if there's any individuals, lenders, potential partners out there interested in getting creative in ways to get this project off the ground. 

In some jurisdictions there are creative ways to sell individually without subdividing.  

So despite having several thousand dollars in liquid cash I have to find more creative ways to finance.Despite the difficulties I think the benefits outweigh the issues.
