My thought in creating this thread was had the PM done the annual inspections, the amount needed to make the repairs could have been minimized. 

If you don't have money or skills, go work for a property manager or become a realtor and learn the ropes while you save some cash.Remember, real estate investing over the long term will create wealth for you and your family.
