As for the zoning references above, contact your local county's planning and development or zoning office to discuss what their process for finding out the zoning and then possibly changing the zoning on a location you are looking to buy.

I would argue it is better to keep a tenant that pays late a few times a year, by sending notices and keeping contact with them, than to turn over a unit because said tenant pays late occasionally.

@Chad Forgue If I were you, I would certainly be contacting an attorney who can better assess the current status of the property and advise on zoning regulations.

At a minimum, I want to leave every person I speak with a business card so they have a way of contacting me whenever they do decide to sell their house.
